1. Bidder Registration: All prospective buyers must register to bid. A $50,000 deposit will be required in order to bid. Unsuccessful bidders will have their deposit refunded.
2. Documents Available: A bidder’s information packet for this property will be available on the day of the auction and will include the legal description with a specimen of the real estate purchase and sale agreement.

4. Final Bid: Seller has the right to accept or reject any & all bids to include the final bid.
5. Auction and Bid Format: Auctioneer reserves the right to bid on behalf of any buyer. 6. Requirements of the Successful Bidder: There will be a 10% buyer’s premium. The last bid (plus the buyer’s premium) will establish the final sale price, if accepted by the Seller. Immediately upon conclusion of the bidding the successful high bidder will be required to sign the real estate purchase agreement and the bidder’s deposit will be put into the Auctioneer’s Client Trust account.

9. Closing: This sale will close within Ten (10) days of the auction subject to no contingencies, with the balance of the purchase price due at closing. If high bidder fails to close his deposit will be forfeit, unless failure was due to Seller’s actions.
10. Title: At closing the Seller shall provide a covenant deed without liens, subject to all easements, restrictions, zoning and other matters of record.
11. Occupancy: Successful buyer shall have occupancy at closing.
12. Agency Disclosure: Auctioneers are agents of the Seller in the sale of this property.
